Long story short, I am getting out of my 15 unit single family residential portfolio in South Florida.  

The old saying is "You marry the property, but date the rate" meaning the property can be held a long time but you can refinance over and over.

I'm hoping someone will clarify...RentsAdvertising / Auto & Travel / Cleaning and maintenance / Insurance / Legal / Repairs / Supplies / Taxes / UtilitiesMortgage interestDepreciationFor long-term rentals...what would be an example of CoGS?

MTR is great, but there will be long "orphan" periods in between bookings, which leads to lost revenue.My advice, stick to areas that are more STR friendly and blend the rental strategy for maximum income.

With gratitude, Juliette  @Juliette Olsen we do manage long term rental properties in Orlando and there are plenty of great companies here, but obviously not all of them out there are great, so it might take a little work finding them.

I struggled with pricing the rent because my house is furnished and newly renovated with all new appliances, but it's shared space.Since this is the first time we are experimenting renting by rooms, we are not familiar with the market.

That being said we are finding and doing them In Detroit and some time in Toledo.

The wifi is what will allow you to access the door remotely.If you don't want wifi on it, Then you can still get a smart lock you'll just need to pre-program several different codes into it, and then give out those codes appropriately but you'd need to be on site at the door itself to program initially or update it.From personal experience I find the touch screen or wifi locks to be complete POS's that are not reliable and the battery does not last long.
