Given the current market take your time and watch, listen to podcasts, youtube, educate yourself, and watch targeted markets you like to learn price points in those markets.

Staying in a property, watching your equity grow in that property, loses you money with every dollar of gain in that equity. 

I'm watching this video and he mentions a couple of reference documents, one of which is a 5-6 page checklist for room to room.

I'm not trying to be mean so please dont get mad, but seems like you need to also watch youtube videos and read the forums more.
