Put in laminate, Kitchen Cabinets, Vanities, Concrete patio, Light Fixtures, Water fixtures What was the outcome?

For example: Kitchen Remodel, bathrooms, sand floors, recessed lighting, etc cost = $120k (what percent of that should be materials such as cabinets, fixtures, recessed lighting, etc)

It sure was a light bulb for me.. 

The appreciation in the last year is pretty close to what the property was purchased for (I would have to calculate to know exactly, but I suspect the appreciation in the last year slightly exceeds the purchase price).You know the warning about past performance...

The fixtures and wall coverings and flooring are already taken care of - nice tongue and groove, very nice hand-scraped floors, and lighting is covered2.

Deadbolt and a kickstop work wonders.Keep the lights on in the building. 

Please again shed some light on why someone should get their license otherwise??

The numbers look pretty good but I will warn you from experience- where there is mold there is MORE MOLD.

We closed ours in and put a split HVAC in there with LED lights and full blown commercial machines, like many in the area. 

Will have a huge effect on rates/fees though if you decide to do a DSCR loan with light or no prepay
