Hi all,Looking for some advice on a seller financing proposal.I recently rehabbed a home in Houston, TX and have received a couple of seller financing offers above the ARV/ list price.

In almost all cases, when a property sits for 3 months without an offer, it is overpriced.

Don’t overlook East Tampa and Clair-Mel either; they offer more affordable entry points with significant room for growth as they develop.

Yes I would open it up for shorter stays to fill in the gaps between MTR, but not offer shorter stays so far in advance that it blocks your calendar. 

Galv will leak & water pressure will be the biggest gain.Often when we look at a property & see galv we drop the offer at least $5k. 

Most sales agents won't touch rentals with a 40-foot pole, so explain why you are their go-to choice for management, offer them a referral fee, and then stay in touch with them so you are always top-of-mind.

We’ve been visiting Maui since 2001 and although we’ve made several offers over the past years (mostly in Kihei), we don’t currently own in Maui.

Can I ask the current owner all the information above before putting an offer?

So while you might walk into branch A and not get an account, branch B of the same bank might have someone who can put 2 and 2 together and it will be no problem.Not all banks offer 5%+ rates for commercial accounts, but many do. 

Ask for them to meet you at the property to hand over keys and do a quick walk through knowing they will do a more thorough when they are by themselves (because it is much easier to do it that way).
