Well, that's certainly one perspective.Here's another: We work damn hard to set up relationships with our vendors for just about everything (Cabinetry, lumber, trim, finish parts)... we make good margin off those relationships.

I imagine we may get a discounted rate from the vendors for that since we have a particularly big market share.

Either that or you're intentionally hiring the bottom feeder vendors over and over again and getting what you're paying for.

When a vendor provides work it is checked before payment. if not done well, it's not paid until fixed.

All the vendor take-backs and private money deals would not have been offered to me if I was in Toronto.I double my holdings every couple of years.
