Details:3bed/2bath (potential for garage conversion to a 4/3 or 4/4 depending on floorplan)1300 Sqr Ft2 DrivewaysYear built: 2000From what I can tell, it only needs minor cosmetic updates, but I'll get an inspection after under contract.Listed at $339,000 (DOM: 83, so I could probably get it for less)There is also a small lot next door that I could build one more unit on, possibly a tiny house.

House is in decent shape but can use some minor updating to add value/ Forced appreciation. 

When I do some cosmetic updates it should be able to pull that, and if I add another bath, it should go for around $1300.

UPDATE: I spoke to a local real estate attorney.

I felt that had a lot of potential to not only update it, but to use the space better. 

we did a lot of work to update and open the house.

I would recommend insulating the property and looking at replacement windows if they have not been updated.

Maybe you could find one that someone else has already put back together - new electrical and plumbing, less long distance headaches.My property managers were helpful with penciling out quotes for updates, while I was investing from out of state.
