Serve it promptly, and then if they don't pay, you already have the paperwork going for the eviction.Problem tenants, and tenants who can't afford the rent can usually be avoided with a good screening process.Just move on.

This way I can possibly get a good section 8 tenant (I'll screen, I unfortunately inherited a problem tenant initially) that will want to stay in my building because its the best around for their market, and they can pay me above what section 8 offers by a few 100 bucks (as long as sec 8's aware, this is fine) ....

Figured as we were looking into a third purchase that would bring us up to 10 units it would be nice to have some cards.I think it would be better to focus now on your systems- develop or find a  lease you want to use, figure out how you will screen potential tenants- what your criteria are and what company you will use for background checks, how you will accept payment, etc.Kelly

The key is screening the right person locally and establish a great relationship with them.
