In 2015 the town reassessed it for 170k and then tried to go to 200k this year but I fought it and we are sitting at 180k which is likely close to the market value.

in general that should work, but local bank in smaller town maybe more open to lend there, and have better understanding of the economics of that market.Accountant and Insurance, can be out of area.I hope that helps.

(Lawrence, Lowell, Haverhill area) I've spoken with locals who say crime really isn't that bad, its like anywhere else - there are better parts and worst parts of town.

Lenders are going to be less concerned with it being in a "C area" (if by that you mean the part of town with more crime and poverty) than they will be about whether or not its Cashflowing!

Like I said 2005 ...it may appear lenders have loosened up standards but that is not reality in the mortgage market when you actually try to get one.I am a Mortgage banker and keep pretty close tabs on whats happening.. also i build new construction and sell retail so .. i just look at a sampling of the latest community i built and sold this year... 23 homes sold in 4 months..  3 for cash  1 VA  ( we accpet VA many builders dont but my wife and I respect our veterans and we go the extra mile to put them in one of our homes).. 4 FHA the rest conventional.in years past there would be no cash sales.. and literally all of them would be minimum down and conventional would be rare.
