I have found many times that the initial numbers that are given are lies.  

Your expense estimates are a tad low and you have not accounted for the equity you have lying dead in the property.Between the two you will be into negative cash flow on the property.

Dan,I was just over there and I think this is where the problem lies, although I still think the hot water to the entire tub/shower needs to be looked at.Mostly, i found that there is a leak behind the wall when the shower is on, but not when the tub is.
