At an exit value below $600k, that is a decent deal (an easy single looking to round to second base).Also, Jordan has stated that he will receive a flat rate of 8% in 90 days (not 8% annulized) which comes out to a 32% annual return.Jordan, word to the wise, any loan contract you have with your borrower here in CA that exceeds an annual interest rate (including any points, fees, etc) in escess of 10% would constitute a CA usury violation.

In Jan, that wasn't the case, but come April they pick up.True, but I am guessing based on him saying only 5 showing in his first 10 days means that he is not in one of those markets.

I have discussed this with my contractor and he says that to go over it with vinyl is the best thing (the sellers have just painted it but it is crumbling in several areas) and that he has to wear a full respirator setup like he would for lead based paint abatement or other hazardous materials but just screwing into it doesn’t disturb it so much that it is too much of a problem.

Uses that also target the business incubator residents/visitors and remote workers might work, e.g. many years ago I'd thought about doing a sort of subscription-based co-working space - something of that sort may do well initially, but may be much more successful in about 5 years as the area continues to redevelop.Current resident population within 1/2-mile is lower-income.

That wouldn't be a problem if we were planning on staying for the next 10 years but eventually, my fiancé and I would like to buy our own private house.One upside is that appreciation is quite strong in the market I'm looking at, however, I don't know if I would want to rely on that.
