It may be a great opportunity for the smart long-term real estate investor to use the trade war as another tool to analyze and take advantage of the situation.

Every situation is different but although carpet will be the cheapest option I would not resort to it unless I had to.

Thanks to all who contributed to the discussion.Here is the situation, the lease does not ban smoking in the apartment, it only states that tenants are responsible for cleaning and repair smoke related damages when moving out, and if other tenants complain, land lord may enforce non smoking policy.

Seller finance will probably give you better terms in this situation. 

But if you need the time to prepare anyway would the added stress be worth the rush of trying to sell now?
