If we are talking about small land deals, i.e. postage stamp sized lots from a subdivision, the hard part is finding a buyer. 

Maybe cater in the summer to people going to the Texas play or hikers in Palo Duro.I've looked many times over the years at the cost for example of adding a Texas sized master bath and closet and for the cost vs rent or sales price increase it just didn't make sense in my DFW area in 99% of the cases...so kind of gave up on that idea. 

I have managed quite a few medium size multi as well and while there are good things it is certainly a different animal on all fronts. 

@Leah VandenAkker  Nice of your realtor to point this out to you, however just because there is a size discrepancy doesn't mean it is unpermitted. 

Also, speaking from California, the size voucher does not correlate to the size of your property.

Possibly switch out one of the queen beds for a king size.

Hey @Alex Lee If your goals for your portfolio size is <20 units or so, then Apartments.com might be suitable - I've used them and a couple of other options, and prefer their simple interface (also simple for tenants).
