(just realized typing that, advertising RE in the same manner as weight loss scams, hair scams, gold sharks in pawn shops really puts RE in the same category as these other fly by night ventures who advertise illegally, it lowers the professionalism of the industry for everyone who operates legally and ethically)  Another reason guruized wholesalers have it so tough is because half those in real estate are aware of tactics used and are against you, no, you're not paranoid, there are people who really don't like you and most are willing to teach a few lessons or do something to get you gone.

Yes, there are loan sharks out there in the alley. 

I know it sucks, but things can get twisted around so badly in these transactions that make the investor out to be a shark when all they were doing was to try to help.I suggest to just buy the short sale and do a fix and flip, fix and hold, or hold for the specified amount of time the bank is requiring and then resell.I do rent houses to my short sale homeowners all the time, but I never rent to them the house that I am short selling.

It rides like a tank and drinks gas like its water.

We'd lose about 3-4 weeks of on-market time if this tanks.
