The thing is (and maybe it's just me) - these C class neighborhoods seem to be with higher crime rates, I'm not sure the quality of the tenants it might bring over etc, so I have some reservations about them, but not sure if it's justified or not.Anyone have any suggestion on the matter?

Other than checking my email and dealing with bills when they come in (in the evening after work) and rent at the beginning of the month, I don't spend a lot of time with them.The two that seem to have the most problems (ie repairs and turnovers) have always been handled by a PM (not because I expected problems-no idea if it is the PM or type of tenant or both).

That way, it 1.) buffers out some of the rise and fall of surges in the market, 2.) makes me seem very fair and not greedy, and 3.) there is never (*yet) an instance where I'm trying to explain to them why rent won't drop, even though the fair market shows that the rent should be lower than it is.Yes, it does leave a little money on the table, but it still allows for constant, logical, and generous rent raises.

It felt like Edward was just skimming the surface without providing any real value or in-depth understanding of the subject.I agree, his content seems to show that there are more things you should learn but once your purchase one of his packages its just basic stuff which you pay quite some money for… He is definitely clickbaiting people into buying his products
