One of the homes I picked up from a Realtor went into foreclosure at 92k was listed at 48k and I got it for 12k.Also try running your own ads on craigslist seeking out people to call you.

I have yet to purchase any properties, which means I qualify for the first time home buyers assistance (not sure how much assistance this actually is yet) and I plan on purchasing a duplex, triplex or quadplex sometime in early to mid 2009 as my primary residence.

I understand the different types of lease arrangements.You asked for advice, and in my dealings with Apartment complexes in the US this is not common.Furthermore, I don't think the incentification that you are seeking will happen.

Bush has not objected when the big firms and rich executives of Wall Street have been on the receiving end of federal assistance, but now he is threatening to block a measure to aid hard-hit neighborhoods filled with ordinary Americans.I think its an ugly situation that these two entities have been structured so any rewards go to the shareholders and especially executives and risks get moved to the taxpayers.
