Retail and office space could be the most challenged.

I would assume that Montana is better at minimizing the damage that the virus has had on the rest of the country (wide open spaces and relatively small population centers).

We couldn't get in the crawl space because the current owner glued the hatch shut.

The multifamily space is very competitive with househacking strategy folks who can "afford" to bid more than a non-occupying investor due to better financing (rates, lower down payment etc) and also by self managing. 

The idea is to use the unfinished half basement to create a space that is usable for an Air BnB.

People prefer a back porch or outdoor space.

For townhouse, I tell them they can cut the whole thing with a weed-whacker if needed as it's such a small space. 

Might not be enough space but might just make it worth it too. 

Renters want their space & privacy. 

Works great and looking forward to using it even more now that there are real concerns with COVID about interpersonal contact in a confined space.
