What happens if you witness a violation while making maintenance repairs?

If you go with a lower C class of D Class properties then we will be dealing with problematic tenants and lots of maintenance issues.The market is currently very hot but there are still deals out there!

That is, aside from taxes and insurance, what are your numbers for vacancy, maintenance, cap ex/reserves, waste management, etc.?

Economics is still half art and half science at this point.I was just in a similar situation with a condo I owned, basically lost money with maintenance costs but had been appreciating like crazy.Sold it and did a 1031 and it covered most of the 25% down payment on a 4 Plex that should cash flow very well after the renovation.I view this a good on all fronts, just plain business sense and if inflation does happen I have way more exposure for it to be an advantage for me by having 4 units with rents that can go up and a larger asset that can appreciate.

You can purchase low maintenance properties built within the last 5 years for 200-250k, and take in good cash flow on the monthly rent.  

the hedges would accidentally rip out the whole hedge or even if they could do only "half" a hedge, the hedge might die due to the sudden loss of 50% of itself.Other than to manually trim 50% of the hedge without touching the roots (sounds expensive), is there a near maintenance-free way to approach this?
