Some main reasons I have found amongst tenants are: poor credit, inability to save down payment, aversion to the commitment of buying and the responsibility it entails, ability to pick up and leave once lease is over without having to worry about selling first, and fear of being unable to properly maintain home and repairs (roof replacement, a/c and furnace issues, flooded basements, etc).Nada

I used a lawyer and put the house in a land trust and bought the beneficial interest.On to the #'s PITI- $615Rents- $850 (I was shooting for $900 but the renter agreed to fix anything that costs less than $100, so far this has been great for both of us)The house would appraise at around $85K and before the dad passed he put a new 30 yr roof and new AC each less than 2 years old.

All apartments need to be renovated so im assuming about 30 dollars per sqft so thats about 130,000, roof needs to be done thats about 40,000, and the other 30,000 for any surprises along the way, im getting this prices from a friend that did something like this on an 8plex in my town.
