I totally agree with goin give the numbers and trying to remove emotion from the decision.  

Update kitchen, remove light box. possibly taking down a dividing wall.

Things that require some form of opinion are harder (Basement drywall was installed before the requirement for mold resistant drywall, recommend removing and reinstalling with current materials to code). 

And not in a lame "hire me, I'm the best agent ever" kind of way, that will get your posts removed. 

Is it a worthy look that will stand the test of time or something that fades and looks cheap after a couple of years... the price is not that much cheaper than removing the existing tile and putting in new tile so I just want the best possible look. 

My biggest cost would likely be medical insurance, food being the second, quarterly tax payments, normal bills for the home.Is anyone here living off their rental properties?

Tenant adds an unauthorized pet, we inspect and document that it was removed.

If you refinance the mortgage later on, then you can remove the others as additional insureds.
