Did I pick the short end of the straw with this property purchase?

For regulation reasons you need to pick your county wisely.

Also says that owners must do due diligence when picking renters, and renters must be registered and provided with the rules. 

I only started picking up performing notes in 2021 after 1 of my NPNs went reperforming and another note I originated in Wisconsin... they're some of my favorite deals I have.)

There are some great forums on here regarding tenant screening strategies that will certainly help you pick some great tenants in the future.Just for my own curiosity...what is your policy on tenants paying for repairs...I'm very interested in how you have this laid out and how it works for you?

I just wanted to pick the community's brains and get an idea of what people predict the upcoming year for housing/construction/rental markets will bring us?

We've had 4 stays through New Year's and are expecting things to pick up as we continue into the new year.We also have a single family home in suburban Austin that we currently lease annually. 

If you want to turn one/some units the pick the worst of the lot and follow your state laws to evict.the others may then learn to be cooperative.who is in charge here

We ship out these machines to our customers via LTL trucking (most of them are 3/4 to 1 ton pick up trucks with 35-foot gooseneck trailers).
