I keep the AZ guy updated and he cracks up that I'm still working the lead AND keeping him updated on progress.

I thought it would be fun to post progress as my wife and I flip house #5 from start to finish.

In spite of what all is happening to him he has done a bunch to help me out because of my medical recovery that has been going on for almost six years.He has since had to stop helping because of the economy down there and I appreciate all of his help even though he has had other choices and helped me for the last year because he has made nothing there and that is not under his control (the economy).  

Trouble is, with a market 5 years into recovery, not even most of the multi family places I look at cash flow worth a damn.

Our repairs evolve all the time as the job progresses and I do the same thing. 

Keep everyone posted on your progress, I'd be interested to learn about your investing journey from an Australian's perspective and the differences it has to the investing process at home.  

I can see that we are nearing the end of up-cycle, but have read that the down cycle and recovery are predicted to not be as severe as the 2006 crash.

Real Estate seems a lot like the software world: Some fundamental education goes a long way but ultimately, what keeps you progressing in the business is your continued personal learning, whether self-taught, through workshops and classes, conferences, etc...
