It generated great positive cash flow every year and sold at a $50k profit.

Some, like with the great Depression and the 2008 government bailout of private banks and financial institutions, will make huge gains on this main event.We are in the position of helping our future generations, if we can remember what we each went through.

I think its important to also realize these are small business's in essence and investments wrapped into one.. so you have the business risk of government intervention ( we deal with this big time in the development world and on the investment side there is always risk when investing in anything that is to generate a return on your investment..  

I haven't used this method before for lead generation, so even a starting point is much appreciated! 

It's important to remember that i-Buyers were never in it for the ROI on resales but for the fees generated by mortgages through their affiliates.

I'd rather sleep better at night and still generate wealth, with less risk.

I was a pretty green agent in 2008, but I was able to list more foreclosures and short sales than anyone else in my office, because I created a real plan to generate those leads and eventually convert them.

you might consider some type of insurance for the random, slip and fall bit.
