Over the first few years, I developed the "profile" of my style - I buy distressed multi-unit properties, fix the problems, and hold them long term. 

I got a complimentary property profile from the title company, however, a full report will cost $200.  

No one knows your tax profile outside of your accountant.

Keep in mind some of these property profiles and completely separately metered and the owner isn't responsible for any utilities. 

If the contractor has any online profiles (i.e. yelp, google places, etc) you can also post your mother-in-law's experience with him.
