How involved do you produce yourself as a real estate agent when wholesaling houses? 

The condo's produce excellent cash flow but even at $4,900 gross income monthly it will take a long time to come up with a sizable down payment for more units.

@Art Webb, When the property has been the product of a 1031 exchange you have to have owned it for at least 5 years to take advantage of the 121 exemption. 

Is it reasonable or beneficial to do a 30 year as long as it produces CF?

The best short position you can take against the dollar is to borrow money at a fixed interest rate, and use the money to buy income producing assets.

The vacancy rate concerned can be mitigated by providing a great product at a reasonable price.

So don't waste a lot of time and effort on this avenue as it will probably produce zero revenue for you.
