So when you borrow money for income producing real estate it is not the same debt you have for personal items you buy that cost you money, and depreciate over time.  

Multi-family is great for cash flow simply because it produces more of it, but you can also buy SFHs for cash flow.

As unfortunate as it is, my research has concluded that of the people who play in this market also have some other sort of business or job on the side that produces the revenue stream needed to continue to be eligible for funding.

I have a lot of examples but some of them are things such as; the contractor using cheaper materials, do not follow building code, and/or producing a lower quality product.

Obviously my take is going to have some bias as a TK provider in Memphis and Little Rock, but I recently went to Knoxville for another business I own up there and wanted to buy a few homes up there too as the market looks great.

For instance, if I want to get a reading of sheet rock I suspect, first I'd get a sheet rock reading high off the floor and far from the area I suspect.

I was initially looking in Riverview and Wesley Chapel Areas, but its seems like the newer SFH's in developments outside the city are not producing much return.

Soil testing with the tank still in place will not produce 100% accurate results that there is no contamination.
