If you have an inspection contingency, which I highly encourage you having, these items will fall under that contingency in the contract.For initial walk through, checking overall condition of each unit, making a note (mental, but preferably written or take photos or video) of issues you see. 

Mind you this verbal commitment was just made yesterday on 8/8/2022, lawyers are drawing things up now, but from 7/22/2022 It was a grind, not just as work, a mental grind to keep trying.  

Once you find the right team, treat them well so they prioritize your work for present and future projects.
