Any number of reasons could be behind your inability to get a hold of them, I would investigate that more, maybe a site visit, look at their lease and see what kind of notice is needed before visiting the property.

If you're not making your payments, they can investigate.

You need to investigate his credit history in more depth.

You have to consider a number of factors: 1) Have you done a preliminary analysis of what the anticipated gain would be comparing the estimated sales price with your adjusted basis?
