Pay to seller when lien lapses.

If I´m not mistaking if you sell you´d get more money out than you would with a cash out refi.So if you want cashflow, notes pay monthly.

Pay a visit to the spot, as an OOS investor, for the first few house(s) projects probably 2-3x month.

@Michael Wentzel I usually pay $1400 for rental LLC taxes and another $300 for personal-6 houses total between LLC and personal ownership.

It has a tenant facing portal where tenants can pay their rent, which the app deposits into our account the next business day (even though ACH payments do not regularly settle for 4 days!).  

I’m looking to connect with someone to help discuss the process so I can get with my city to gain a grant yo have them pay for it vice coming out of my pocket.

Now the hurtle is paying for it!

For illustration purposes if a tenant or passerby trips and becomes  hurt because of a premises liability event, if you discriminate against a tenant or buyer, fail to pay your contractor for work that was performed or any of the many fact patterns that could lead to claim exposure presents itself do you really believe your identity is going to stop a plaintiffs attorney from filing a claim, lien etc?

Are you paying cash for the property?  

You may find that using the IRA owned LLC is easier when making a real estate purchase, especially when paying bills for the property.
