@Victor Lee the compliance is a pain.

I've always heard getting the property out of a C-Corp is a pain, but if it's not it seems like the best way to keep funds in the business to fund growth. 

For example, a brick/vinyl siding (doesn’t need to pain) home less than 5 years old.

That's a great return, even if the process was painful. 

What's the least painful way to get a tenant to leave the unit we want to live in?

Obviously capital could be an issue, there are many ways to hold everything you get, but it can definitely be a pain and you have to have really good deals at all times.

There's a chance they caused the moisture that allowed this growth and failed to report it in a timely manner, they are violating the law by withholding rent, and they are generally a pain in your backside.You also have to own up to your own mistakes and may want to consider hiring a property manager before your mistakes cost you tens of thousands.

Having a high threshold for pain as well as dealing with undesirable circumstances (two things all the Jackass guys seem to embrace) no doubt comes in handy as a landlord. 

Here in San Antonio having utilities included in leases is often a signal that the property isn't actually a multifamily property.

I was finally able to get rid of them, but they were a complete and major pain in the butt.
