Andrea,A lot of great options in Smithville and Kearney just depends on if you going for a SFH or 2-4 Unit Multifamily. 

The property is being offered with a Special Warranty Deed rather than a General Warranty Deed.  

I have concerns over a tenant prospect and I consider ending a lease and easier option than evicting.

High end offerings in particular need a great PM.

If she is habitually complaining, offer to let her out of the lease early with no penalty.

The only thing that has changed by the new law is the pre-negotiated commission can no longer be listed in the MLS, so now agents that work with buyers will now be required to have clients sign an agreement committing to a certain commission percentage to the buyer whether or not the home that they purchase has a commission offered by the seller. 

I would recommend reaching out to him to see what options you have.

It is OK but nothing great.I agree with @JT Olmstead and @Scott Morris that almost all high level land investors have taken at least one course & there are better options. 

I should be getting a slip in the upcoming weeks and would like to offer it to guests as a selling point or up-charge to the property but I wanted to ask has anyone had experience with a similar situation?

There are definitely some BRRRR opportunities if you go further South or East as property values will be lower, but demand will also be less...Are you primarily interested in investing in your area or are you open to options elsewhere?
