So in this case that a tax deed was purchased from the county/state would this be the correct process:- collect payment for tax deed payable to me and sent to me-fill out quit claim deed form myself and have mobile notary notorize it-have the mobile notary deliver tax deed and quitclaim deed to investor buying and have the investor sign and have notorized.

Either way I would fine him consistent with the lease and I wouldn’t be capitulating to nonsense about scrubbing tiles in his presence unless you guys promised something and didn’t deliver…

A security deposit is not rent and if they destroy your home you won't have anything to go after them.In our area there are lots of cheap constable services that will hand deliver notices, sometimes this alone gets people talking.

Why wouldn't I just pick the car I want on Turo and have it delivered to my STR?

Will need to be communicated with Post Office or have a conversation with the person that delivers the mail- permit is recommended but not 100% required.

Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

It costs more then are old oil on demand heater but the one advantage is it delivers hot water more consistently.If you don't need an electric upgrade I would price it out.
