Narrow down your interest area: it is a bit of a waste of time to try to become an expert in flipping, wholesaling, landlording, and financing all at the same time.

Knowing your clientele, your price point and your competition will help you narrow down the choices.

The neighborhood is of the historic variety with a mix of B+ and A- type blocks. 

Now that we have narrowed our search to an area, should we be speaking with wholesalers, going to auctions, and working with a rock star agent to find these deals?

There's a handful of brokerage offices that do 80% of the B and C properties around here.  

You can find B and C properties in great rental markets.  

In my area (New Orleans), property lots are narrow, and the neighborhoods were established before cars in most cases.  

.- Groundfloor.us (not nearly as much deal flow as PoL and what ever opens usually fills within a couple hours)- Fundrise with their new eREIT offering (they are making a play to general public now)Right now think everyone is watching how Title III plays out and maybe opening up to non-accrediated so it maybe still worth signing up and being on the "interest" list.Shout out to Ian's work it's a great list and really helped narrow things down.
