As someone who started investing turnkey 6 years ago, one key to successful turnkey investing is to be sure to vet the company thoroughly, and I think that should include a visit to the market to meet with those you are considering, see their rehab work, the neighborhoods they investing in, and learn about the quality of their property management.   

@Kevin Grinstead I've heard that Tennessee market is booming, I was able to visit 2 times last year and saw that there was a lot of new construction buildings, homes, plazas, and office happening, which is a good sign indeed.

Of the five years ending on the date of the sale, they must have lived in the house at least two years.  

If it's true lots of people are leaving it must mean more people are coming in than leaving. 

Its not a must.... sounds like you are keeping the tenants in place.

Rochester is a growing city because of Destination Medical Center which is a multi billion investment in town to turn it into the Silicon Valley of Medical care and research backed by Mayo Clinic.
