@Vincent Taylor I think the point is that you wouldn't be able to dig down with modern footers (without benching or underpinning).

With today's technology it has become very easy to send information and contact clients.

Hi @Schelley Stamps I use American Modern Insurance (few people have heard of this for STRs). 

Then identify the metropolitan areas within those states that have growing populations, growing jobs, strong incomes and modern/diverse economies.

Replace with modern plumbing as soon as possible.  

It's not ideal to be out of state but with technology it is easier than ever to self-manage anywhere. 

You could try Steadily which actually is a brokerage, or I recently heard someone use and like Amercian Modern using their special dwelling policy for STR.
