I like having educated tenants, who I can communicate with easily (email/text), tend to be cleaner, can pay me online, have jobs and lives that are more stable and keep them busy and mostly out of trouble.They tend to be pretty transparent.

@Cory Ballentyne, I wouldn't buy anything I've haven't laid eyes on, and I don't mean just looking at pictures online.

Admin work, social media, online stuff, phone calls, pick up supplies from Home Depot, etc. 

Also, I typed into google, "We Buy Houses" and there are websites online that claim that they buy houses any condition.
