i haven't actually acquired any properties as of yet, i thought it would be safer to build my list first. i figured i could also build a list of properties in my area to list as examples?

The problem is you will probably have to wait a year or so because you will have to file a schedule E for 2010 for most lenders to consider it income.

E - There is nothing "wrong" or illegal with wholesaling and you can choose to assign your contract of do a dual closing.

This is when you should have them send you an e-mail, text, or leave a Voice Mail giving you permission that way you've covered yourself.

Now when I list a property I list on the high side and then just start bringing the price down every week..
