It's a low risk way to learn all your first lessons. 

Not a good neighborhood to have a beautiful wife and daughter and be gone to work most of the days.A lesson on leverage: when I bought the house I paid 0% down. 100% leverage.

Do you mind sharing some of the 'lessons learnt' that you mention?

. :)  I've actually learned quite a bit since I put this property under contract, and knowing what I know now I probably wouldn't purchase this property again, but at this point assuming all goes well with inspections and appraisals, I think I'll see this one through and use it as an income-producing education lesson.

That is something I will keep in mind as my kids get older and are ready for those lessons, sounds like it could be an excerpt from Richdad Poordad,  lol. 

I have learned a good lesson, for sure!

Trust me, many lessons learned as of lately!!!   

On the downside, they cost a substantial amount of coin in order to get those lessons.

It stinks, because a normal person would be able to get way more than 5 years out of a carpet, but you allowed dogs to live there, and sometimes dogs pee in the house.Chalk this up to lesson learned, and cost of doing business.

We had an idea there was an issue with the septic tank, and put aside money in the budget for repairs, but didn't have it inspected until post closing (lesson learned).
