They send someone out that notes all the service required (cleaning, holes in wall, broken blinds, bulk disposal, carpet cleaning, landscaping, etc etc) and a price to fix it all.

I also called an old property manager that I used to rent from to ask for some additional clauses that he would suggest to input (pet rules, hvac cleaning if there is a cat, landscaping, etc.).You can also dig up an old lease you previously signed and compare the template to the one you had.

You will have to locate the area using a black light and once located you can then deal with the issue, if it is cat urine related.Absolutely charge them if they left the property smelling bad.  

You could add shrubs or other landscaping, or separate patio areas to make the cabins feel a little more private. 

For me personally I’ve found that books tend to inspire me and light the necessary fire that’s needed to work towards a goal but I think finding a mentor that is already doing what your doing will be far more beneficial and accelerate what you are wanting to do!
