I have a mentor the main thing is to have a team put together: contractors, managers, handymen, agents....that's key!

The condo is turn key ready and I figure my home inspection next week should surface most/all of the big ticket items that might need repairs, which I can try to work into the negotiations between the seller and myself. 

It's not an issue for all practical matters (key word).

Then, learn financing programs, finance is the key to  the door in real estate.

In your case, I presume the dumpster is small, so you could lock it and give each tenant a key.

You can audit entry with a USB key, so might need your housekeeper or handyman to grab that and upload it for you.
