Investors that ignore the value generated by appreciation/mortgage pay down, in calculation ROI, are playing head games to make themselves feel better about what has become a very poor use of money.To make your calculations you use $50K as your equity/investment and choose a expense number plus your mortgage to determine cash flow.

It must be move-in ready, bright, and appealing, with as much of a like-new feeling as possible.

Whole different conversation and feeling.

Personally I feel like this is too many and no offense to any of the tenants can’t imagine why between the 6 of them they can’t afford the rent.

Building homes is fulfilling and lucrative but I often feel like my days are spent just chasing down contractors and materials, and pointing out everything that is wrong with work that has been completed.Over the last ~6 months I thought long and hard about all my options.
