I also know they have talked to Riverside City officials and they were very supportive of the units and were looking at similar city code for ADU's as other cities have adopted that would make the approval process pretty quick and easy for these units, since they are prefab the plans don't change on the design it's only a matter of approving the location of the site you wish to place the unit on.

It needs quite a bit of work (completely new roof, fence, landscaping, interior...), but if the current owner is reasonable and I can get it for a price low enough it would be a great deal for a great cash flowing property.

I will call construction companies but I think they quote by square foot.I am amazed at the lack of information available for average cost per square foot to rebuild condo just interior and house everything.Best ballpark I can get is $75 - $125 / ft for condo and $200 - $250 /ft for house.Also insurance agencies I have dealt with tend to jack up the personal property limits for example $20K personal property for a 1 br 1ba 504 sq. ft. condo - give me a break.Here is what I will go with unless someone has better recommendation:-------Condo 504 sq ft HOA covers all external :504 * $100 ~ $50K Property + $6K Personal (appliances mainly)-------House 2300 * $225 ~ $518K Property + $10K Personal (appliances mainly)Also what if it cost less than the insured amount does the insurer get to keep the extra?

This is an interior rowhouse, and like many in Baltimore and other older cities, the middle bedroom has no window except the skylight.

The house looks chopped up in blocks because A) it's a terrible design, and B) Nothing picks up cues from any other part of the house.
