Well now the seller refuses to pay me unless the closing documents are altered (which the title company keeps saying is impossible), and is unresponsive to me entirely as I try to rectify the situation.

Unfortunately, the city has made this nearly impossible and caused the seller to give up.

Finding good deals on MLS is almost impossible right now, and has been for a while.

In a hot market it can be very difficult/impossible to meet the 2% rule.

Unless youve negotiated a phenomenal deal( not impossible, but difficult to do in a sellers market) there will be buyers that will not buy it because its listed.

You can also install a 'self-closer' that makes it impossible to slam the door.  

Predicting rates over the next year or over the next 10 years is next to impossible. 

Without seeing how your plumbing is actually laid out, it's impossible to tell you how to handle. 

Also... twist, I'm stuck in Mexico, where I have a few not yet canceled destination weddings dotted throughout the year.So I discovered wholesaling as maybe a new first step to build capital and maybe have a shot at getting back into 'buy and hold' REI eventually (I don't mind getting my real estate license either) I've read plenty of posts here hating on wholesalers and how impossibly hard it is, I got it.
