If you're particularly sensitive to it, I don't see any point in making yourself miserable over it.The other thing about smokers is that apart from a very rare few that are somehow able to maintain a habit of only a couple a day without it gradually becoming more, most of us are addicted to it to varying degrees.

I've no idea whether it's legal or not, but I do make a habit of taking screenshots of text conversations where either I or the tenant agree to do something, or when I'm texting a utility bill for reimbursement or something like that.

As Family, it is not outside the realm of possibility that they have learned bad habits, not only not paying a security deposit, but they can probably get away with paying rent late, being under market, not following the rules, etc.
