The two reasons are because I feel I could make more money renting the rooms to multiple friends @ $300/ea room and also I have a friend who really needs a place, and it would be convenient for them to rent a room with me for the time.

It depends on your present lease agreement, tenant and condition of the property.....it may work in your favor to show it early if the current tenant has maintained it well and is agreeable to well screened serious  potential tenants viewing at a convenient time.
