It might take 5 minutes to setup, one time, but once done tenants consistently praise the system for saving them time and being convenient.  

Then, in the lease, be sure to specify that the units are there solely for the tenant's convenience and that NO portion of the monthly rent is attributable to those appliances.

., you definitely want to do this for higher end rentals because people expect modern conveniences and it will get you top rent for the place.

Id let them stay and offer a convenient lease for yourself.

The two reasons are because I feel I could make more money renting the rooms to multiple friends @ $300/ea room and also I have a friend who really needs a place, and it would be convenient for them to rent a room with me for the time.

It depends on your present lease agreement, tenant and condition of the property.....it may work in your favor to show it early if the current tenant has maintained it well and is agreeable to well screened serious  potential tenants viewing at a convenient time.

So let them know you won't be doing business like the old landlord and give them options to pay that are most convenient for you.
