We are worried that college education funds could negatively impact our ability to obtain college financial aid, particularly if i quit/lose my job/retire prior to our kids going to college.  

Some banks are restricting the ability of non-account holders to deposit cash into someone else's account citing the Bank Secrecy Act and an effort to fight money laundering. 

Despite all of the noise and volatility in the stock market, positive job growth numbers came out yesterday which show the country is still creating jobs, trade talks are calming and inflation is under control. 

As you know, real estate tends to always focus around job growth.

@Jeff MillsI’m not a fan of funding with a credit card either, but if you have the ability to apply for a new credit card (good Credit) many cards are zero percent interest for the first 12-18 months.  

Where people end up getting ripped off is when they go with a fly by night outfit who's cheaper or sold them a bill of goods.

However, in any deal you must still bring some value to the table (capital, experience, ability, resources, etc) otherwise the remaining parties have no motivation for your involvement.As a new investor with no demonstrable track record capital is your easiest ticket to the table.
