And have not gotten any calls from the yellow letters/cards that I've sent out to the list.

I have been checking rents on Craig's list to get an idea and have asked a local realtor as well to get his opinion.

There are a handful of websites where you can purchase lead lists and populate lists based on your criteria.  

Haven't done a deal yet but i've been working in Real Estate for about 6+ years assisting different agents/brokers as an admin (listing/marketing coordinator).
