get checking out that tax sale stuff i told you about. got to the county court house near you and every city government building near you and ask what they do with tax delinquent houses. you are going to stumble upon a deal, trust me.

Most GC that undergoes the program knows lead issues on pre 1978 houses, if they are that concerned about their business to get certified, that's a plus.Disclosure: I have the certification, I just find my painting subs with certificate much more reliable than that who doesn't, especially if I am working on government building interior.

The post office optically scans the human-readable address and then prints the bar code on the envelope; if it "knows" there is no Unit 11 or 12, it will kick back the mail to be returned to sender, rather than printing the bar code and sending it on to be delivered.There may be a way to get them to officially add the "extra" units to your property's address, but I have had limited success doing anything online with USPS.

I began last fall and i bought business cards ($9.99 on Vistaprint) and then designed a big ugly postcard (yellow "We Buy Houses") and bought a list of absentee owners in my home town ($66) went back to vista print and sent out a mailing to 376 people ($189) got no responses sent it out again and got one call.

It'll save everyone a lot of time and you can fire off a lot of deals in one day without printing, signing, scanning, sending it back.Besides expired listings, I usually pop a box over the entire city and surrounding cities (you can narrow this down to just an area you like to work in).
