As I'm sure you're figuring out, BP is full of great information. 

I thought I'd narrowed it down to 2 possibles, but now I'm in full analysis paralysis...I've eliminated Equity Trust Company based on lots of negative feedback on BP and on my own personal observation of their unresponsiveness when I was buying a property owned within one of their SD IRAs.

Hi, Full disclosure: I am a newbie at all of this.I a rental property that needs some attention. 

Although I consider myself a good negotiator, in that case I dropped the full asking price two days after it was listed.

I did manage to dig a bit deeper and found out that the municipality of Edmonton has an advisory body still active which offers a full suite of forms which have been legally reviewed by their own real estate lawyers and by the dispute resolution courts.

Using your numbers you would have to put in a little bit of money the first year since you aren't getting the full rent for one of the units but after that it is positive. 

Two things that were rough at times were getting the contractors to work a full week and getting tenants took a little longer than expected, probably because it was a bad time of year and we screen our potential tenants very well.
