The reason is the rent-to-price ratio is good so you can cash flow, and most of the West side doesn’t have a Point of sale inspection which is really annoying.

Then i see other rules for rent based on price and cash flow and none of the properties in Las Vegas seem to come close to being cash flow positive unless I’m 40-50% down.
