If you have a network of high-net worth people AND they think of you as a savvy business person then this could be your ticket into the biz.

. - I factored my CapEx at 10% based on a 5%-12% scale, knowing this particular property is older and will likely need some big ticket items.

@Daytyn Ragragola I don't have any referrals in the space you're looking for but you can just punch in "YOUR CITY or AREA" plus "ATTORNEY" into the search window above and check out a few people's past endorsements to zero in on someone that fits your ticket. 

A traffic ticket is handled through the mail versus traffic court which nothing but a money grab.Communities that are affluent and been that way for 100 years approach problems way different than just places that are nice now because a developer built some new houses.What this SALT tax is doing is basically making high-income States in the MW, Northeast, and West support lower income States even more in the Southeast and Southwest.

Sure it's a couple hundred bucks in flights/hotel, but that's nothing when you're looking to save hundreds of thousands by investing in a less expensive market.

I know I ask 50 more questions before I book a plane ticket than I would if I was interested in a property 15 minutes away.Who knows, maybe my message will fall on deaf ears. 

Account ClosedAs luck would have it  .. one of my business partners new son in law was the step son of Ron Daniel  CEO of McKenzie in NYC.. and as Major luck would have it.. he was/is a member of Augusta National.. and to get super lucky to reward his step son on his new job he invited him and me to play golf at Augusta National and stay on the property two nights play 3 rounds eat in the dinning room two nights tour the lockers and win cellar.. for a golfer like me this was a highlight of my golf life.But one night at dinner we were talking about who hires at McKenzie and if you get hired there you have punched your ticket.. and his answer was top of the class from Wharton / Harvard/ Stanford and other top schools.. 

I got rid of mine years ago after I got a ticket.

And if you book your flights far enough in advance it’s less than $100 each way.

If you wanted to get super-creative, I bet you could arrange for a discounted flight for your guests....but let the beer be sold by the licensed vendors.
